Managing your tenancy agreement should be a straightforward, simple process.  The following information has been listed to assist you in communication with us and ensuring you enjoy living in one of our properties.

Tenancy Applications/Agreements

The Residential Tenancies Act 1994 requires a written tenancy agreement between the tenant/s and landlord/agent. To secure your chosen property, a tenancy application form must first be submitted by every person intending to reside at the premises. To ensure you are ready to move quickly, it helps to be aware of the various information and documentation which will be required:

  • Drivers license/passport details (photo ID)
  • Vehicle registration details
  • Current address details & name and phone number of landlord/agent
  • Previous address details & name and phone number of landlord/agent
  • Occupation
  • Current employer and contact number
  • Period of employment
  • Tenancy details – number of adults/children/pets (please include details of any pets –  type, weight and registration)
  • Two (2) references, referee’s address, business hours contact number.

* Please note all applications must be accompanied by a minimum of one clear and enlarged copy of photographic Identification.

** Please also be aware, your joint weekly earnings must be at least three times the weekly rent

Rental Payments

Rent is to be paid on a weekly basis. The first two (2), weeks rent is to be paid in advance on signing your tenancy agreement . If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with you our Property Management Team.  Please ensure you always use your reference number supplied to you during your sign up.

Paying your Bond & Receiving your Bond Back

A rental bond is money the tenant pays at the beginning of a tenancy which the lessor/agent can claim if the tenant owes money for rent, damages, or other costs at the end of the tenancy. The rental bond is not the same as paying rent in advance.
The maximum bond that a lessor/agent can charge is equivalent to 4 week’s rent if the rent is $500 a week or less. If the rent is more than $500 a week there is no limit on the bond that can be taken.

We do not accept bond transfers

Your bond must be paid on or before your sign up via direct Debit into our trust account. Please keep in mind if paying via direct deposit, the money may take up to 3 days to enter our account. Please ensure you leave enough time for the payment to be processed before your sign up.

Keys and Remotes

A duplicate set of keys to your property are kept in our office for emergency access and our routine inspections. Under special circumstances, and on producing identification you, the tenant may use them; however you must have them returned within 24 hours.

No service is available out of office hours or on public holidays.


We strongly urge you to insure your personal possessions against any loss, damage or theft. The lessor or landlord has no obligation to insure your personal belongings.

Utilities – Electricity Gas & Telephone

It is the responsibility of the tenant to have the appropriate account placed in their name. Generally this is done over the phone, but major companies now provide the option to update your details online through their websites.

Periodic Inspections

During the course of your tenancy, the premises will be inspected 3 to 4 times a year by a property manager from our office. These inspections are to check on how the property is maintained, check for damage and to see whether routine maintenance may be required.
You have every right to be present if you so desire, we take photos during periodic inspections. If you have any maintenance you would like to bring to our attention  please leave a note for us on the kitchen counter. You will be given an Entry notice at least 7 days prior to the inspection advising when will be entering.

Repairs and Maintenance

All repairs are to be submitted to us in writing, you can send us a completed maintenance request form via email to your property manager or fax.

Please keep in mind to included details like wheather you have gas or electricity etc.
We will only accept verbal maintenance for very urgent maintenance.

All repairs will be attended to as promptly as possible, we must obtain approval from the lessor/landlord first which may take a few days. Generally, the appointed tradesperson will contact you directly for entry to the property.

Terminating a Tenancy Agreement

Your tenancy agreement is a legally binding contract protecting both you and the lessor.
The Residential Tenancy agreement can be terminated in one of the following ways:

  1. If you intend to vacate your property at the end of your Tenancy Agreement, you are required to provide us with a Notice of Intention to Leave form a minimum of fourteen (14) days prior to vacating.
  2. If you are on a periodic or month to month lease, you need to also provide us with fourteen (14) days notice in writing that you are leaving.
  3. Breaking your lease- If you wish to vacate prior to your lease end date you are breaking your lease. You will need to advise our office in writing by providing us with a Notice of Intention to leave form. Please note a break lease fee is charged (1 weeks rent + GST) , you will also be required to pay the rent up until a new tenant moves in or your lease ends (whichever is sooner)

Once you have provided us with your intention to leave, we will send you a vacating pack with check lists on getting your bond back and information that will assist you in moving.
